5 Mistakes when looking for a home in Canada5 Mistakes when looking for a home in Canada

If you are looking for your home in Canada, here we want to share with you the 5 most common mistakes so you don't make them:

1. Trust you:

What does this mean? Due to lack of knowledge of the market, many clients make the decision to travel to Canada, rent temporary housing for 15 days and do their search and rental process in that period of time. The reality is that in Canada things do not work like that, the properties are on the real estate market between 8 and 6 weeks before being available to be inhabited, this means that most probably if you want an "emergency" housing you are not going to find the one that best suits your needs, so we recommend to do the process with the due time.

2. Failure to investigate the value of the properties:

If you don't have a clear picture of what it costs to rent housing in the city where you will be settling, you may be frustrated not to find housing that meets your expectations, so it is always important to do a thorough research process in order to have a solid foundation on which to start your search.

3. Do not consider distance:

Many of our clients may sacrifice for budget reasons the proximity to their college or workplace, however we recommend to take into consideration also the increase in transportation costs, the commute in winter time and all the time invested in going back and forth daily that in the end may not be so convenient.

4. Not having your documents ready:

In order to make a rental or lease process it is important to have the documentation that property owners will normally ask for to accompany the application: such documents can be but are not limited to: Bank statements, college acceptance letter, employment offer letter, approved visas and passports.

5. Failure to establish a budget for furnishing the home:

Remember that most homes in Canada will be delivered to you with appliances but not with furniture, therefore, it is important that you consider that you will have to invest in the basic things such as mattress, kitchen utensils and others to be able to move into your new home.

If you are very confused in the process or have been unsuccessful with your search for your new home in Canada, we invite you to review our settlement services at maple leaf country.
